Terms of Service & Rental Agreement

Standard contractual conditions governing website use, booking reservations, and month-to-month residential leases in Florida.

1. Scope of Agreement & 30-Night Minimum

All leases entered into with Julio Rentals LLC constitute month-to-month residential tenancies governed by Part II of Chapter 83 of the Florida Statutes. The mandatory minimum length of stay is thirty (30) consecutive nights. We do not provide transient, daily, or nightly vacation lodging. By submitting a booking request on this website, you confirm that you are at least 18 years of age and legally competent to execute a residential lease.

2. Occupancy Standards & Household Limits

To comply with municipal housing codes, fire safety guidelines, and septic/utility capacities, strict maximum occupancy limits apply:

  • The Havilan Coach (Lehigh Acres, FL): Maximum 2 guests
  • The 114th Ave Coach (Miami, FL): Maximum 2 guests
  • 30th Street One Bedroom (Miami, FL): Maximum 2 guests
  • 30th Street Duplex (Miami, FL): Maximum 6 guests

Unregistered overnight visitors staying more than 3 consecutive nights without prior written consent constitute a material violation of the lease terms.

3. Payments, Deposits & Invoicing Schedule

Upon selecting your dates online, a security deposit is charged via Stripe Checkout. Payment of this deposit immediately reserves your dates on the property calendar. The remaining balance of the first month's rent is invoiced electronically and must be satisfied in full prior to key handoff or access code activation.

4. Landlord Obligations (Florida Statute § 83.51)

Julio Rentals LLC maintains the leased premises in compliance with all applicable Florida building, housing, and health codes:

  • Structural integrity of roofs, windows, exterior doors, and flooring.
  • Working plumbing facilities, cold and hot running water, and sanitary septic connections.
  • Safe electrical wiring and operational air conditioning units.
  • Functioning deadbolts and secure locking mechanisms on private entry doors.

5. Tenant Obligations (Florida Statute § 83.52)

The tenant covenants to keep the premises clean and sanitary, dispose of household waste properly, operate electrical and plumbing fixtures reasonably, and maintain quiet hours (10:00 PM to 7:00 AM). Commercial parties, unauthorized short-term subletting (via Airbnb, VRBO, or assignment to third parties), and unlawful activities are strictly prohibited and result in immediate lease forfeiture.

6. Governing Law & Florida Jurisdiction

These Terms and any residential lease derived herefrom shall be construed and enforced according to the laws of the State of Florida. Any legal action arising hereunder shall be filed exclusively in the courts of Miami-Dade County or Lee County, Florida, corresponding to the physical location of the leased property.
